  • 4. Preparing to Make Your Offer There are lots of opinions but only one set of facts. Once a home or property meets your requirements and you’re ready to make your offer, we’ll pull the latest sales data on comparable properties to determine a market value range. We’ll review the facts together but only you can decide what your offer and terms will be. Some of the data we’ll provide:  1. Similar Homes Recently Sold  Tells us what buyers are willing to pay for this kind of home, in this area, at this time.  2. Similar Homes Under Contract  Tells us what property type and pricing combination triggered a mutually agreed upon contract to purchase.  3. Similar Homes Now For Sale  Tells us about the competition. We will have likely seen these homes together and it gives us something to measure against in terms of quality and desirability. Loan Pre-Approval Letter Please request that it be as detailed as possible, preferably with type of loan, max purchase price, down payment, max interest rate, fico scores and the fact that the lender has run credit and verified assets. Deposit Check Please make sure you have your checkbook! You will need a good faith deposit for at least 1% of the offer price (customary in our market). The check will be held by us until the offer is accepted and then turned over to the escrow company to cash and become part of your down payment or closing costs. Proof of Funds Please make sure that you have a current bank statement or statements that show a balance of liquid funds that cover your down payment and closing costs. A rough closing cost estimate should have been provided by your lender in writing at the time of pre-approval. We will make a copy and then black out your account numbers. A detailed and complete offer package submitted to the Listing Agent and Seller are crucial to getting your offer looked at and considered seriously. These items are your part. We’ll take care of the rest!
  • 5. Why Do You Need a Realtor? And the First Step in the Process It’s unfortunate that Buyers still try to go it alone on their home buying journey. They don’t realize that at some point a relationship is going to be made with an agent and in some cases it will be completely unintentional. Here are some quick facts to help:  As your agent, we will be your agent and work 100% in your corner throughout the entire transaction. You need what we have to offer…access to every home you want to see, information to make an educated offer and quality follow through from the professional packaging of your offer to guiding you through the inspection and escrow process to the final delivery of keys on a successful closing.  You don’t pay us, the Seller does. We work completely for free until the transaction closes and then we collect a portion of the Seller’s proceeds as our fee. This fee is pre-determined and set by the Seller when the home comes on the market and is not a part of negotiations.  You need to choose us before another agent chooses you. If you are not represented…the agent you randomly call to have a house opened for you or if you walk into the open house of your dreams…you just picked the agent that happens to be there for better or worse.  The buying process can’t start until you have provided all of your financial documentation to a lender, ran credit and received Pre-Approval status. This can take from 24 hours to a week depending on the lender and circumstances.  Offers require financing information to be disclosed to the Seller and will impact their response to your offer.  There are many ways to finance a home. A good lender will take you through your options and help you decide what route will benefit your needs. Calling around and asking what a lender’s interest rate is - just doesn’t get the job done anymore.  The type of financing you choose or qualify for will impact what homes may be available to you. Certain types of financing will not work on every property and we need to prepare accordingly on our end.  We are happy to provide a list of local, reputable, direct lenders that will prepare you accurately for the home buying process. They will provide what we need to ensure that any offer we prepare is regarded seriously. Your private financial information is not released to us, nor do we benefit financially if you use one of the lenders we refer. We are also happy to work with any lender of your choosing.  *We strongly recommend that you start with our professional referrals or referrals from trusted family and friends.
