(RA) ITEM   MATTERS DISCUSSED    ACTION   DATE LINE 1.0 Introduction 1.1 Chairman welcomes all in the meeting Info 1.2 NA (Chairman) recapped project status from October 2017: ã    Approved KML is still valid (not expired yet) ã    Aproved KML needed to be amended because: o   Follow latest state policy “Dasar Perumahan Rakyat Johor” (DPRJ) for affordable housing. Approved KML has larger number of low cost units. o   Change of single storey terrace to Condominium. o    Additional TNB substations and PPU throughout the whole site. Info 2.0 Planning (KM) Matter 2.1 RA has done the drawing for KML amendment but have not submitted. Info 2.2 RA reminded KM amendments cannot be submitted due to incomplete documents. ã   Traffic Impact Analysis – Awaiting TIA Consultant appointment ã    Appeal Letter to SUK (Housing Department) for DPRJ amendments - ADSB ã   Cukai Harta & Cukai Tanah receipt – Awaiting ADSB to make payment. ã   Confirmation of amended Layout - Awaiting ADSB to confirm. RA SDA  ADSB SDA 2.3 RA informed that survey plan does not have expiry according to PBT Pengerang 3.0   TIA Appointment Matters  3.1 SDA asked whether SDA or ADSB to appoint TIA 3.1.1 ADSB answered from previous meeting, TIA is under SDA 3.1.2 SDA requested board to give info of what was agreed between SD and ADSB for TIA 3.1.3 SDA requested ADSB to appoint TIA and SDA will assist. Tel : 07- 5588 979 Fax : 07- 5585 979 ITEM   MATTERS DISCUSSED    ACTION   DATE LINE 4.0    Architectural Matters  4.1   NA reminded that drawings for 2 storey terrace, 2 storey shoplot and 3 storey shoplot has been done and has been distributed to IRC and AGK since 2017. Info 4.2   NA informed that design for the 2 storey terrace, 2 storey shoplot and 3 storey shoplot has been approved verbally in previous meetings, but need official confirmation from SDA and ADSB to proceed for the preparation of building plan submission. SDA  ADSB NA 4.3 SDA requested NA to forward back the design proposal to finalise the decision on design and development data. NA 4.4 NA suggested to submit 2 storey terrace building plan first because it does not involve too much on amendments and have already received individual land titles. NA  ADSB SDA 4.5 NA reminded that 2 storey shoplot and 3 storey shoplot can be submitted after KML amendment has been approved due to parking requirements is included in KML amendment. Info 5.0   Marketing Team Appointment  5.1   SDA asked if ADSB have appointed marketing team   5.2 ADSB answered marketing team has not been appointed. 5.3 SDA requested that marketing team to be appointed as soon as possible so that they can assist on development component, scheme, and target pricing point.  ADSB 6.0   C&S Engineering Matters  6.1 IRC informed that the application of Kerja-Kerja Awalan (Early commencement for site clearing) has been approved. Info 6.2 ADSB asked when can earthwork be started. 6.3   IRC answered after KML amendment has been approved, only then earthwork submission can be approved.   SD 6.4 RA informed that PBTP suggested to submit earthwork plan 1 week after KML amendment has been submitted. No need to wait for KML amendment approval to submit earthwork plan. SD 6.5 SDA asked which consultant is submitting earthwork plan 6.5.1 NA answered, IRC (C&S) 6.6 IRC reminded that SI and TIA should be appointed for earthwork submission purpose. SDA  ADSB 6.7 SDA asked ADSB whether to do KML first or site clearance first. 6.7.1 ADSB suggested to do site clearance and earthwork at the same time. 6.7.2 ADSB to decide on financing of site clearance. ADSB 6.8 IRC informed that hoarding can be put up because site clearance has been approved 6.9 NA informed that ADSB and SDA can decide on hoarding height for the purpose of advertising as well. SDA  ADSB 7.0   M&E Engineering Matter   7.1 AGK informed that new locations of TNB is as layout shown. Info 7.2 AGK informed ADSB and SDA to confirm on the locations. NA 8.2 SDA requested to have deadlines for TIA appointment, SI appointment, SUK letter submission, KML amendment submission, Earthwork plan Submission and BP Submission. However, it was inconclusive due to unknown date for TIA and SI appointment as starting point.  ADSB SDA 8.3 Next meeting will be on 3 May 2018 Info
